Not only do we have gorgeous weather (almost) all year, but Central Floridians are only an hour from the beach, a day trip away from the Keys, and a hop, skip and a jump to some of the most popular theme parks in the country. Families come to Orlando because of the great schools, the diversity, the opportunities for networking and business growth and the wide variety of real estate options. Luxury Orlando properties are still a much better value than properties like Palm Island in Miami. While Miami has gorgeous, multi-million dollar homes, it can be more realistic for a growing family to look in Orlando or Winter Park for luxury living that puts them close to all of the attractions, events, shows, concerts and theme parks that they want to experience. When it comes time to sell your Central Florida home, using the location and the proximity to the attractions is a definite selling point. Here are a few ways you can use the local attractions to sell your home quickly:

Expand Their Horizons

As guests stroll through the home, give them some reading material about the local area to read through. They are probably familiar with Disney and Universal but are they aware of the Florida resident deals at Sea World, or everything there is to do on I-Drive? If they’re new to the area they may think Disney is all there is, but if you enlighten them with all of the OTHER attractions nearby, they will feel like they’ve hit the jackpot finding a home so close to so many attractions they didn’t even know existed. Provide maps so they can see just how close this home is to the parks, and how easy it’ll be to get up on a Saturday and spend the day at the happiest place on Earth (or Sea World or Ripley’s Believe it or Not or the Crayola Experience or Gatorland or…..)

Use Disney themed keywords in your listing

You don’t have to make your listing sound like an advertisement for Disney, but a few subtle reminders that this house is close to some of the country’s most popular theme parks definitely can’t hurt. Put commute times from the home to the local attractions. Can you see fireworks from the backyard? Are you located close to 429, a quiet back road that gets you right to the parks and avoids major traffic? Mentioning things like this add value to your listing and help potential home buyers picture their families enjoying the Central Florida area easily and stress-free.

Place Subtle Hints Around The Home

a small Mickey magnet on the fridge, a Donald Duck welcome mat, a cute stuffed dolphin on a child’s bed or even Disney music softly playing during an Open House will subconsciously get the potential home buyer thinking about Disney, and it’s impossible to think about Disney and be in a bad mood at the same time! The sooner the home buyer realizes that if this was their home that they could experience the magic of the theme parks whenever they wanted, the sooner they’ll want to buy. You’d don’t have to deck the whole house out in Disney décor (we actually advise against that!) but little reminders in the home can put home buyers in the Disney frame of mind.

Remind them that there’s more

although Orlando is known for the attractions that bring in millions of tourists each year, locals know that the City Beautiful has so much more to offer. Mention how gorgeous Lake Eola is, how easy it is to spend the afternoon biking on the West Orange Trail, or about all of the local festivals, concerts and farmer’s markets that happen throughout the city. Location is one of the major factors that people consider when buying a home. Luckily for you, you’re selling a home in one of the most exciting and diverse cities in the country, and people are coming from all over to experience the sunny weather, the culture, and yes, the theme parks. Luxury properties in the Orlando area are not only beautiful, they put families in a location where they can experience new and exciting attractions all of the time. It’s a win-win!
